5 Essential Tips for Planning Your Construction Site
By: Gary Wilkinson
When it comes to planning a new building for your company, having a successful project really comes down to proper planning. From creating the plans to seeing the building of the site through, it’s up to you to be prepared every step of the way. To help you make the process as smooth as possible, we put together 5 tips for making your construction process smooth from start to finish.
Budget Your Building and Man Hours
The biggest mistake builders make on new construction sites is properly budgeting to complete the project. Whether it’s not properly pricing materials, misjudging man-hours, or not adding an emergency budget to cover hidden costs, there are a few different ways your budgeting can go wrong.
When you go to make your building budget, you need to be generous with your pricing. Round up to the nearest hundred or ten to get a better idea of the real price of materials. When you start to judge the hours you will have to account for, make sure that you account for extra months in case bad weather or an unforeseen issue causes the project to go longer than expected.
When it’s all said and done, you will have a number that will account for your budget. So, now you that you have your grand total, add an additional 20% onto that number to create your emergency budget.
Locate Your Plot
Next, you need to find your land, so you know what the cost of the area you have to add into your budget. You want to make sure the plot you choose has three things: Space for operations, space for employee parking, accessibility to traffic. If you make sure that your plot of land has all of those, your new construction is going to be in a great place when you open it.
When you settle on your plot, make sure you contact the local zoning board to make sure that the plot is properly zoned. It needs to be properly zoned for you to operate out of the build, or build it in the first place. Sometimes the plots might not have the proper zoning for what you want to do, so you will either have to get it changed or look for another plot.
Get to Proper Signage
Once you have your budget and plot and you’re ready to get started, it’s time to think about securing your construction site. This starts with getting the proper signage to warn people near the site of potential hazards. Drops, Closed Roads, Exposed Powerlines, No Trespassing, Smile You’re On Camera, and other important signage must be posted throughout the construction. Once again, check with your local zoning board to figure out what signage you need on your construction site.
Secure the Construction Area 24/7
On top of the signage for the site, you need to make sure the site is truly secure. You should look into hiring security guards in your area to help guard the construction site. Say you’re looking to build your new site in Washington DC, you could go and search for security companies in dc to find your options for security people to safeguard your site. Having security on site is extremely important, no matter what form it takes. If you have security cameras at night, you can catch trespassers or people looking to file lawsuits against the owners for money, and that can keep you out of the courtrooms dealing with scammers.
Your Execution is As Good As Your Planning
When it comes to executing your new construction, your results will only be as good as your plan. If you don’t take the time to plan your building properly, you’re surely to run into roadblocks along the way. This could lead to fines from the city, a lack of budget, or a total failure in the construction.
